Buying

Does Earth Trust have land or houses available right now?

Availability changes frequently, so the website shows property types rather than live listings. Contact the office with the area, size and budget you have in mind and Earth Trust will discuss what is currently being handled.

Can Earth Trust confirm that a title is genuine?

Verification of a title is done through a search at the relevant Ministry of Lands zonal office and should be handled with your lawyer. Earth Trust can explain the process and coordinate the conversation, but does not replace the official search or your legal adviser.

What is the difference between Mailo, Freehold, Leasehold and Customary land?

They are Uganda's four land tenure systems. Each affects what document proves ownership, who must consent to a sale and whether occupants have protected interests. The land-buying guide explains the practical differences.

Do I need a lawyer to buy land?

It is strongly recommended. A lawyer reviews the sale agreement, confirms consents, handles transfer documents and protects you if something goes wrong. Earth Trust will always encourage clients to use qualified professionals.

Can I buy on instalments?

Some owners accept staged payments; many do not. Any instalment arrangement should be written into the sale agreement with clear dates, amounts and what happens if a payment is missed. Ask Earth Trust about the specific property.

Selling and listing

How do I list my property with Earth Trust?

Use the List your property form to share the property type, location, condition, documents held and your asking price or rent. Earth Trust will follow up to discuss presentation and next steps.

What documents should I have ready before selling?

Typically the certificate of title or other proof of tenure, your identification, any consents required (for example from a spouse or co-owners) and details of any loan or caveat on the property. Do not send originals or copies through the website; agree a direct channel with the office.

Will my property be advertised publicly?

Only with your agreement. Earth Trust will discuss how and where the property is presented before anything is shared.

What are the fees for selling or letting through Earth Trust?

Fees depend on the property and the service required and are agreed in writing before work begins. Request written terms from the office for your specific matter.

Rentals

How do I find a rental through Earth Trust?

Share the property type, preferred areas, budget and move-in date through the rental enquiry page or by WhatsApp. Earth Trust will discuss what is currently available and arrange viewings where suitable.

How much deposit is normal?

Practice varies by landlord and property. Many ask for one or more months' rent in advance plus a refundable security deposit. Confirm the exact amounts, what the deposit covers and how it is returned before signing.

What should be in a tenancy agreement?

At minimum: the parties, the property, rent and payment dates, deposit terms, the notice period, who handles repairs, rules on sub-letting and an inventory or condition report. The rental preparation guide covers this in more detail.

I am a landlord. Can Earth Trust help me find tenants?

Yes. Describe the property using the owner form and Earth Trust will discuss how enquiries, viewings and tenant conversations can be handled.

Viewings

How do I book a viewing?

Use the viewing form on any property page or the contact form, choose “Booking a property viewing” and share your preferred days. Earth Trust will confirm the arrangement directly.

Is there a charge for a viewing?

Any viewing or transport arrangement is agreed in advance and in writing. Never pay a “viewing fee” to an unverified person on site.

What should I bring to a viewing?

A charged phone for photographs, a notebook, a tape measure and the property reference. The viewing guide lists what to check and the questions to ask.

Payments and documents

Can I pay through the website?

No. The website does not collect money or display merchant details. Request written payment instructions from the office for your specific matter and confirm them directly before sending anything.

Which payment methods are available?

DFCU bank transfer and Airtel Money merchant payment can be provided through written instructions for a confirmed matter. Confirm the recipient, purpose and amount directly with Earth Trust before paying.

How do I share documents safely?

Do not upload identity, title or financial documents through open web forms. Agree a direct, private channel with Earth Trust for the documents relevant to your enquiry.

What happens to the details I submit on this website?
